HCM acquired the portfolio off market at a basis of $88k/key while comparable assets in the market were north of $120k a key for the hotel component and $160k a key for the condos.

With HCM’s basis being well below replacement cost, the investment provides the opportunity to generate outsized return while protecting investor capital. HCM formed an Opportunity Zone Fund to take advantage of deferred tax gain.
